Payment of rent is due by physical check, money order or via online method no later than the 5th day of the month. The online payment service herein is a convenience provided at the sole discretion of the landlord. The online service is NOT an entitlement of any rental agreement. 

For any monthly (payment, regardless of method used), a Late Fee of $50.00 will be assessed for any payment received after the 10th day of the month.

If you know your payment will be received after the 10th day, please communicate the particulars with the landlord and include the $50 Late Fee. The landlord may, at his sole discretion, waive the late fee. If the late fee is waived, this can only be done in writing only, via letter, email or messaging.
